A home inspector is key professional in your real estate transaction. Typically, the sales contract will have a provision that allows the purchaser to have inspections made to discover issues that are not readily apparent or have not been disclosed by the seller. It is important to have a qualified individual perform the inspection. Regardless of whether a license is required, buyers should ask about the inspector’s experience, training, years in business and if they are familiar with the area and type of property involved. The Experience, Training and Knowledge of the Barrie Home Inspector can ensure your next purchase is made knowing all the facts.

Professional Home Inspection Memberships

Membership in professional associations can indicate an inspector’s commitment to education and training. References from both customers and agents are helpful and may be more meaningful. You are encouraged to call the references, especially, if you are concerned about any specific areas. Roger is a member of WETT Inc, Ontario Building Officials Association ( Certified Building Code Official, NACHI, NACBI and is also a Certified Master Inspector.

What is a Home Inspection ?

A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are usually conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client a written report of findings. The client then uses the knowledge gained to make informed decisions about their pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

Latent or Patent Defects Explained

Latent Defect – In the law of the sale of property (both real estate and personal property or chattels) a latent defect is a fault in the property that could not have been discovered by a reasonably thorough inspection before the sale. The general law of the sale of property is caveat emptor (let the buyer beware) and buyers are under a general duty to inspect their purchase before taking possession. However, it is understood at law that inspection is often not sufficient to detect certain deficiencies in the product that can only be discovered through destructive testing or other means that a seller could not reasonably be expected to allow under normal conditions. For example, wood beams and interior brickwork often cannot be fully assessed without destructive testing, and it would be unreasonable for the seller to allow the buyer to destroy part of the property in order to discover such defects.

Patent Defect – A patent defect is an obvious flaw that would be discovered by a reasonably prudent buyer without disrupting the property (i.e. a crack on the side of the home, a hole in the wall). It is a visually observable defect. A seller has no obligation to bring patent defects to the attention of a buyer but must not take steps to deliberately hide such defects. As such, a buyer assumes the risk of a defect which was visually observable. This means that it is the buyer’s responsibility to examine the property and discover patent defects.

A seller cannot be held liable for an unknown latent defect or for a defect that developed after the closing of a transaction. However, if a seller is aware of a latent defect, the seller must disclose such a defect to the buyer.

Your Home Inspection Report

A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a written report, checklist, photographs, environmental reports, and what the inspector himself says during the inspection. All this combined with the seller’s disclosure and what you notice yourself makes the experience even more overwhelming.

Most Home Inspection issues will fall into four categories:

1. Major defects. An example of this would be a significant structural failure.
2. Things that may lead to major defects. A small water leak coming from a piece of roof flashing, for
example.
3. Things that may hinder your ability to finance, legally occupy, or insure the home. Structural damaged
caused by termite infestation, for example.
4. Safety hazards. Such as a lack of GFCI-protection

Find out exactly what is included in the inspection and what will trigger the inspector to recommend that you get an opinion by a specialist. They should be able to provide you with a sample report so you can see the detail with which the items will be explained. Ask if items that need attention will also be documented with pictures.

Money Back Guarantee

The Barrie Home Inspector offers a 30 Day Money Back Guarantee. This offer is good for 30 days after you take possession of your new home. If for any reason you are not happy with your Home Inspection your money will be cheerfully refunded.

Many people think heat is the main cause of damage to their chimney. They are wrong, the main cause of most chimney damage is actually by water. Rain and snow will cause more damage than chimney fires. Although chimney fires can occur it is the relentless onslaught of moisture that wears away at your chimney 24/7.

Whether your chimney is masonry or factory-built, long term water exposure can eventually cause cracks or gaps in chimneys where creosote can accumulate and will increase the risk of a chimney fire or even provide passage for dangerous carbon monoxide gases to enter your living areas of home.

What are the clues to a potential problem with your fireplace or Factory Built Chimney? If your Stainless Steel chimney has visible rust stains then you should have it professionally evaluated before it fails. The rust could be on the outside or the inside of the chimney. To do a proper evaluation of a chimney or fireplace you should always have the chimney cleaned first. That layer of soot or glazing could be hiding rust or a cracked flue tile which could lead to a chimney fire.

Water penetration is not good in any area of your home. It will damage chimneys and exterior finishes. I often tell my clients that it is good idea to outside your home during a hard rain and see where your water is actually going. You can easily identify low areas and even gutters which may require a deflector to properly contain water runoff.

Look for bent, damaged or missing flashing. The metal flashing around your masonry or factory built chimney (as well as the caulking as well) are designed to keep water out. They must be intact and in good condition to work well. These can become warped or damaged over time and cause water intrusion and eventual water damage.

If you don’t have a rain cap get one now, preferably one with a screen. This will keep snow and rain from entering your chimney and creating damage to your liner.

If a masonry chimney – consider having waterproofing applied to the outside – a proper material will allow moisture to escape out but
prevent it from entering the masonry. Clay brick are susceptible to moisture damage and brick spalling. Prevention will save you hundreds of dollars in the future.

Barrie WETT Inspection provides CERTIFIED WETT INSPECTIONS

For over 12 years Barrie WETT Inspections has been providing WETT Certified Inspections on Wood Stoves, Fireplaces, Fireplace Inserts and Pellet Stoves.

For those people who enjoy and natural wood fire as an alternative heat source it is important to have WETT compliance inspections on homes with wood burning stoves or fireplaces for your home insurance. Most insurance companies require an inspection by a certified WETT professional before a buyer can get fully approved for home insurance and if you are selling your home most Realtors require you provide a WETT Certified Inspection Report.

W.E.T.T. Inspection

Wood Energy Technical Transfer, W.E.T.T. for short, is the nationally recognized certification for the installation of wood burning appliances. More and more insurance companies are only accepting the installation of wood burning appliances, chimneys and stainless steel liner systems by certified W.E.T.T. technicians. In rural areas, where Natual Gas is not available, people are turning to wood burning systems to heat their homes. While cheaper than oil, it also poses a greater risk of fire. If you currently heat your home (completely or partially) with wood, it is in your best interest to have your system inspected by a Wood Energy Technical Transfer (WETT) specialist.

In fact, most insurance companies today require a WETT certification to have a home insurance policy.

Here are just some of the typical items that are checked during a typical WETT Inspection on a woodstove, fireplace or pellet stove:

Chimney & Cap

Chimney Liner or Flue Tiles

Smoke Chamber

Wood Stove or Fireplace Damper

Firebox & Firebricks/Linings

Hearth & Floor Protection

Mantle & Clearances to Combustible Walls & Ceilings

Heat Shield Construction for Reduced Clearances

Proper Flue Pipe Installation & Venting

Clearance to Combustible Exterior Items

Chimney Foundations & Masonry

Overall Condition of the Woodstove, Fireplace and its Chimney

Prior to contacting Barrie WETT Inspection for your Fireplace or Wood Stove inspection it is recommended you check the following items:

Fireplaces

Check the firebox for cracked firebricks or lining material. Replace any cracked firebricks to keep the firebox in good shape and prevent overheating which can warp steel components and turn the unit into scrap.

Check the operation of the damper. Quite often dampers are seized or broken which can lead to unsafe or poor operating conditions.

For masonry chimneys, replace any deteriorated or spalling masonry and caulk flashings as needed.

Ensure rain caps are present to prevent water leakage inside chimneys and their liners.

Clean the unit so a proper inspection can be performed.

Wood Stoves

Check the firebox for cracked firebricks, replace any cracked firebricks to keep the firebox in good shape and prevent overheating which can warp steel, crack welds and turn your woodstove into a pile of scrap metal.

Ensure flue pipes are properly secured with three screws per pipe connection or equivalent pipe clamps installed as per mfg. specs. Ensure the pipe fittings are oriented correctly and the pipe is also sloped correctly.

Check the damper operation, door gasket for deterioration and the door glass for cracking.

Ensure any heat shielding is secured and in good condition.

Keep wood storage and combustible materials at least 4 feet away from the wood stove in all directions at ALL times.
